UAE Golden Visa: Eligibility Routes, Documents and Process

The Golden Visa gives a ten year or five year renewable residency that is not tied to an employer. This guide sets out the realistic eligibility routes, what each one asks for in evidence, and the order the application actually runs in.

What the Golden Visa changes

A standard UAE residence visa is sponsored by an employer or a property developer and ends when that relationship ends. A Golden Visa is self sponsored. The holder can sponsor family members, stay outside the country for long periods without the residency lapsing, and change or leave employment without losing status.

The main eligibility routes

Thresholds and salary levels are set by the federal authority and revised from time to time, so the correct step is always to confirm the current figure before collecting evidence.

Documents you will be asked for

  • Passport valid for at least six months, plus current UAE visa and Emirates ID if resident.
  • Passport photograph against a white background, to the specification the portal accepts.
  • Title deed, investment certificate, valuation or bank confirmation, depending on the route.
  • Attested degree certificates and professional accreditations for talent routes.
  • Employment contract and salary certificate where the route depends on position or pay.
  • Marriage and birth certificates, attested and translated, for dependants.
  • Medical fitness test and health insurance for the applicant and each dependant.

How the application runs

01

Route assessment

Match the applicant against the current criteria and decide which single route has the strongest evidence. Applying under a weak route and hoping is the most common cause of rejection.

02

Nomination or direct application

Some routes require nomination by a competent authority first. Others are filed directly with the immigration authority or through an approved channel.

03

Pre approval

The file is reviewed and a pre approval is issued. Any missing evidence is requested at this stage, and the clock stops until it arrives.

04

Status change, medical and biometrics

Medical fitness testing, Emirates ID biometrics and, if already in country, an in-country status change.

05

Visa issuance and Emirates ID

The residence permit is stamped or issued electronically and the Emirates ID card follows.

06

Dependants

Spouse, children and in many cases parents and domestic staff are added once the principal holder's visa is issued.

Realistic timelines

A clean file with attested documents already in hand generally completes in two to six weeks. Files that need attestation of foreign degrees or certificates first should be planned across two to three months, because the attestation chain runs on the issuing country's timescale, not the UAE's.

Common reasons applications stall

  • Property value confirmed by purchase price rather than by a current valuation the authority accepts.
  • A mortgaged property without the required bank letter.
  • Degree certificates not attested through the full chain, so the qualification cannot be verified.
  • Name spellings that differ between passport, certificates and title deed.
  • Applying under the talent route without accreditation from the relevant authority.
  • Expired medical insurance at the point of issuance, which blocks the final step.

Frequently asked

Can I hold a Golden Visa and live outside the UAE?

Yes. Unlike a standard residence visa, it is not cancelled by long absences from the country, which is one of the main reasons investors apply for it.

Can several properties be combined to meet the threshold?

In many cases yes, where the properties are all in the applicant's name and the combined valuation meets the current figure. Confirm before you buy on that basis.

Does the Golden Visa lead to citizenship?

No. It is a long term residence permit. UAE citizenship is a separate and highly restricted process.

Can my parents be included?

Parents can usually be sponsored by the holder, subject to insurance and the standard dependant requirements.
